List price seems reasonable for that neighborhood. Close proximity to Hertel ave and lack of detached garage may reduce market demand. GLA is a little smaller than many SFR's in that neighborhood.

A purchase price around $92,500 would be decent if the property is in good condition and doesn't need any immediate repairs. You could probably get a 3-5% seller concession on top of that.
They actually had an open house today and my friends live in the neighborhood stopped by and took a bunch of pictures for me. It looks pretty nice from what I can see. One thing I kind of want in a house is a basement that I could make a rec room/bar in, and in this house it's a little cramped for that. It's one of the houses on my list to check out when I come to Buffalo in two weeks.
