Lancaster’s tax obligation compared to other towns/villages

According to a 2008/2009 Real Property Tax Comparison Chart, the following are the taxes paid on property assessed at $150,000. While considering equalization rate, Basic Star rebate, city/town/village taxes, county and school district taxes, it does not take into consideration special district taxes, refuse and sewer district taxes.

These numbers should be based not on a 150K house, but the average house value in each town/village. Let's be honest their are a lot more 150K+ houses in Amherst than say depew, it sku's the numbers.

School taxes are such a ripoff. They are not in the best interest of the students, they are in the best interests of the administration and teachers. We as taxpayers must constantly vote no on these school budgets till changes are made. % increases each year should be illegal. These increases keep multiplying on top of each other year after year. This is why the school tax is so out of line. A flat increase or decrease should be mandated each year depending on the schools needs. Not percentage increases. And don't think these parasitic superintendents are telling the truth as to how much is really needed. They look at how much they can increase the tax then start there in planning their budgets. We vote in school boards that are only union backed. Others do not have a chance. Teachers tell their students who their parents should vote for.Teachers post signs to vote yes on vote day. Teachers plan musicals or plays or some student things on vote day to get the parents out.This is what goes on here on grand island,this is criminal.

Just a question for clarification. Is that suppose to read full market value instead of assessed value?

Since Elma has a equalization rate of 4.95, wouldn't a home in Elma assessed @ $150,000 have a Full market value of $3,030,303 and a home in Clarence with the same assessment have a Full market value of $150,000 since their equalization rate is 100%?
