    When will Buffalo's population loss stop?

    The city is not going to just disappear.

    So where will it bottom out?

    I see all these positive developments in city neighborhoods and I can't help but think that the bottom has to be coming soon.

    I say we hit bottom around 265,000 and perhaps start to slowly stabilize/even slow growth after that.

    Thoughts?

    As long as we have a NYS welfare system I don't believe it will ever bottom out. As long as you enable people with help you will never see them take responsibility for themselves. Why move to where jobs are in other states if their needs of welfare are met here. THink about it. Go on welfare.. Get a job that pays cash under the table and you can live 1/2 way decent.

    To get a clearer picture of the trends I think you have to break the city down by regions or neighborhoods and look at which parts are declining and beyond hope... which areas are declining but could be turned around, and which areas are actually growing and how to get those areas to spread out.

    Since the declining areas still outnumber the growing areas, the total population will continue to decline. Downtown for example is growing, but the numbers are still very small to make a difference in the totals.

    Why are they moving? Looking for a quality of life? What is it?

    They're moving out of the city because....

    ...they want to escape the crime
    ...find jobs
    ...find better schools
    ...etc......

    Taxes are low for empty nesters, they no longer have to pay for their children's education so they don't necessarily cae about the poor school system. That's why downtown is growing slowley.

    Many low income people seek low afforable housing regardless of safety concerns

    Waterfront development - views, location, affordability, tourism, diversity-ethnicy, arts, Oh Canada-travel, Niagara Falls, country-lake-skiing, hunting, camping, fishing, boating, ... Location, Location, Location!!! There's always something to do -24/7-4 seasons.

    The Buffalo-Niagara region has great potentials! Why do you think I've decided to stay here? Think long term!
