    Empty buildings.

    from..www.politicswny.com

    >>>>>>>>>>>>>>>>>>>>>

Job creation in Amherst means job loss in Buffalo. Suburban IDAs "pirate" businesses from struggling cities. Developers exploit IDA loopholes by getting tax breaks for buildings without tenants ("speculative buildings"), only to fill them with tenants which would not have qualified for IDA assistance.

    >>>>>>>>>>>>>>>>>>>

is this the reason we see so many empty buildings on union road in cheektowaga. I mean some are empty for a LONG time with those build to lease, or leasing signs...

You mention empty buildings on Union Road. I assume you mean retail buildings.
Retail projects are not eligible for IDA incentives anyway, so these vacancies have nothing to do w/ incentives. (Except in distressed areas, in which they qualify for the 485B designation)

Following is a link to ECIDA eligibility requirements:

So all these empty buildings are paying full property tax? If so .. excellent. I'd rather see them all filled and people working.. but if they are contributing to the tax base fine.
