My bet would be residential. Let the guy who built Spaulding Lake, then wanted to level that neighborhood off the 33 have a crack at it.
I think it's owned by the State, and will probably take years of red tape. The local developer's local ties won't get them all that far. My bet is that someone from out of the area will develop it.
It will no doubt be mixed use, if and when it happens. But it seems that the latest trend in development is currently retirement communities. Remember, those of us in the baby boom aren't getting any younger.
