    Hold the Greedy Wolves at Bay

    Congratulations to the Fairways Group (previous Fairways thread). They have
    held the greedy wolves at bay. Meanwhile, there are other rezone and building issues all over Town, creating more problems with dangerous traffic
    conditions, overloaded infrastructure and drainage systems, etc. etc. 2360
    Hopkins Rd., 3750 & 3800 Millersport Hwy, 134 Maple Rd., Campbell Blvd.,
    just to name some. None of this new development is NEEDED. We have
    1000's of sq. ft. of office, business and residential properties sitting vacant, with more to follow, given our economy.

    Did everyone see Councilman Marlette on TV, yesterday, attributing the reason for gridlock traffic on Niagara Falls Blvd. to the poor planning by the Town Board,
    10 to 12 years ago? HELLO! So why did he, as a "traffic safety guru" and a "savvy public servant", vote for transforming the future of Maple Rd. into
    another NFBlvd.?

    A 6-member Board, even though temporary, would exacerbate the partisan
    voting by the majority Republican party. At the very least, it would create
    stalemate voting. Supervisor Mohan is a Democrat in name only.

    Deputy Supervisor Schratz should be removed from office. Why is the Ethics Board still
    deliberating? (previous Fairways thread). She has lost all credibility and trust.
    Her flip-flopping, incessant lying and pandering have become intolerable.
    We would then have the added benefit of a more party-balanced, 5-member Board.
    The special interest groups would be delighted. They would find their expenditures for campaign funding and/or "gifts" substantially reduced.

    So the question: " Is all development bad"? Should we not encourage redeveloped on Sheridan Dr., Niagara Falls Blvd (between Almeda & the city line), sections of Transit Rd., etc. ? The other question is have any of you visited a moderate to large municipality? Should we look at federal and state remediation of connecting roadways, etc?

    The operative word is "new" development. REdevelopment is urgently needed and wanted in this Town. Let's clean up the ugliness of the TJMaxx and Vix
    plazas, just for starters.

    So why was there so much resistance to the scaled down Wal Mart project. New state of the art prototype building meeting the town's new exterior materials ordinance? Would have cleaned up quite a mess.

    Except for the 24 hour traffic, loading docks, and required variances. I believe that Walmart has a smaller market type store in several areas of the country. Why couldn't they try that here. Why does everything always have to be a supercenter? And how is keeping Sheridan a sprawled out mess a beneficial redevelopment?

    Being that the property is already zoned GB, my hunch is that the traffic generated would be horrendous. It would rival Niagara Falls Blvd. and Transit Rd, the roads that on one wants to travel on, at certain times, even Councilman Marlette. Will it be said 10-12 years from now, that the current Boardmembers lacked wisdom, vision and common sense and botched the development of our Town?
    Also, there are two other Wal Mart stores in close proximity.

    ANY development whether new or a rebuild, must comply with certain criteria and exhibit some measure of common sense and reason. Above all, let us not forget the $750,000 Comprehensive Plan that was paid for with our tax dollars, adopted January, 2007 and is the blueprint for the current and future development of Amherst.

    Amherst it self has ALMOST hit it's population growth. There is still room for at most a 5 to 10% population growth but there is no chance of a mass influx of people (well not untill the east side is burnt down and they all move to allenhurst).

    With that bit of infirmation, there is no need to expand and build more. If you do not have more people (more money) coming in, by building more you only spread the wealth, this inturn will cause many places to close and what does that leave? The TJmax plaza, the plaza on sheridan and Bailey the Vix plaza just to name a few. The should not be expanding, rather we should be using what we already have and using our monies to rebuild and make safe what is already available to use.

    Not to mention, $9/hr retail jobs aren't the future of this Area, but unfortunatly it's all the available!

    Can anyone explain why our Town officials are averse to insisting that contractors redevelop run-down shopping areas with smart development and simply fill the too-many-to-count empty buildings before allowing more construction? By our Town officials asserting logical demands, carpenters, plumbers, electricians, etc. would have jobs, unsightly areas would be beautified and land that we are rapidly losing, for no good reason, would be saved.

    The only ones that benefit from building more and more when more and more properties are left vacant, are the developers and those in our government that
    cater to them for their own personal gains and needs (aka greed of power and/or money).

    When and where does it all end?? And to what end??
