Thread: Eastport "Commerce" Park?

    Eastport "Commerce" Park?

    Several years ago, the town allowed a new development to take place at the corner of Walden and Pavement. It is called "Eastport Commerce Park.
    At this point in time , they should change the name to "Eastport Overnite Truck Park". It is a site ready, roads including parking lot for trucks awaiting delivery to the warehouse across the street.

    The point is this. We have a site which is specifically built for just such a business that is going to be contructed on Pleasentview. The town, as lead agent should drive all new commercial development to build in the site that is prepared for "commerce". Instead, for some strange reason, we have a town which TOTALLY disregards any concept of sanity, and approves a new "commerce" development in the worst possible location.

    Somebody please explain why?

    Maybe they should talk to Tim Hortons, they have a built in crowd with the truckers and finally someplace with enough stacking room.

    What "commerce" development (on Pleasantview?) are you talking about?

    As far as Eastport, the mistake the Town made was to accept the land conveyance for the road. So, now they're responsible for plowing roads that are hardly used.

    But not responsible for anything else? Like locating commerce in a commerce park? Sure is a real nice truck parking lot though, at least they can park during the winter because the town will make sure the roads are clear.

    Nice to know the roads will be plowed. Sure is a real nice truck parking lot , at least they can park during the winter because the town will make sure the roads are clear.

    That is near Ripa's restaurant for thos who need a visual cue. What you are not telling anyone is that all along Walden in tat area is guess what....... BUSINESSES! What a surprise........ Sincw Lancaster is moving or developing towards Alden would it not make sense to have core business right in the center????

    I would like to hear you at a town board meeting. One is coming up in about a week and half. Pudge, Fruit thingy, 4248, Lee, Hank... We could all give Giza a purple stare!

    Indeed it would make sense, you have tricked yourself and answered your own question. Now wouldnt it make sense to locate a white collar "business" in a site ready "commerce park"?

    I was under the impression that Cross Creek was a residential subdivision.

    Lightbulb Eastport - money made

    By paving the road - changing the zoning to commercial - they turned a ten fold property value increase .

    Then as you pointed out - they give the road back to the Town and don't even have to worry about snow plowing or future maintenance - now don't forget the "retention pond" the Town Board also accepted and will have to maintain as well - once again tax payers get stuck with the bill and Bobs friends make money! SWEET!

    I just searched the PM meeting index off the town's site ( PDF File http://www.erie.gov/lancaster/pdfs/m..._index2007.pdf) , I'm just curious about it now. Where does this information come from?

    4248 - I'm not accusing you of anything; I just want to know where you got this info about a "white collar business park."

    Secondly, 4248 - you've made a remark before about how the Town shouldn't have rezoned the Eastport site. Are you seriously telling us that you think that site (Walden and Pavement) should NOT have been rezoned from Agricultural??? Do you REALLY think that should remain farmland?

    This may, or may not, add to thread.

    Walden is one of the few "zoned" industrial areas in town. Most towns have industrial zones and somehow, Walden became Lancaster's. (Probably as an extension of the other industrial zones on Walden and the hopes of a new thruway exit on Gunville and a new north-south highway connecting to the new exit.)

    If the town screwed up, it was in mixing residential developments with industrial developments. (Unless the price of gas gets so outrageous people have to live within an easy commute from their job.)

    Most of Lancaster was farm land before zoning. Some was kept as farmland when zoning became popular. Since then, some of the zoned farmland was rezoned to something else. I liked it better the way it was. Sucks, but that's the way it is.

    As far as the town board not bringing industries and jobs to Eastport; politicians do not create jobs, businessmen do. The economy is a bit slow now and so is industrial development, etc.

    As far as the trucks parked there, yeah maybe it's a waste of space, but I'd rather see them parked there than in my neighborhood or any other residential neighborhood. Yes, truckers used to park in the old A&P parking lot - Now the Elks - and they used to park in the Harvest lot - now the (?)Lancaster Mall(?). Some of the trucks that parked in the A&P lot left their motors running all night long.

    So, as far as the trucks are concerned, does that make me a NIMBY?

    After blathering that nonsense, I want to ask a question.

    Does the town really plow Eastport's road when it snows. I never paid attention, so I don't know.
