Of 49 new homes sold in Pleasant Meadows as of mid-March, 20 — or almost 41 percent — had been purchased by people already living in the Town of Lancaster.

According to Keysa’s calculations, 34 of the buyers — the vast majority — lived within a 5-mile radius of their newly purchased home. None lived in Buffalo.

John Manns, Marrano Marc/Equity’s vice president for sales and marketing, described Pleasant Meadows as the company’s hottest residential development, with homes selling for an average of $290,000. Most are two-story with four bedrooms and 2z baths.

He added that he expects the second phase of the development to be sold out within 60 days.

Keysa said the data provided by Marrano counters the suburban sprawl argument. People, he said, simply are looking to upgrade within their communities.

“They are people who are moving a relatively short distance,” Keysa said, “from an older home to a newer home.”

First point - everyone knows many of the first "New Owners" are real-estate insiders who buy in early and sell as the project continues because the first five years brings most of the "Fast $Appreciation$" created by the other new homes built around them .

How many of these "Lancaster Residents" you speak of have moved out of their "Family,s" home (Lancaster residents more than 15-25 years) ?

How many Lancaster "Residents" (Excluding Builders & developers) can afford $300,000.00 for a home ?

Hey Stanley , what percentage of the 400 plus units in Pleasant Meadows would 34 homes be - less than 10% !

Pleasant Meadows is just one of how many new subdivisions you have personally helped forward ?

Whats the percentage of "Lancaster life long "Residents" living in Whispering Pines ?

Try doing the math on some of the other 3 or 4000+ homes you shoved into our Town -

Whats the percentage of "Lancaster Residents" in those new homes.

In closing - you showed your desperation and lack of sincerity , Stanley have you no shame ? You are one of "The Kings of Sprawl" - I think you and " Bob ( The Builder) Giza " have been trying to out build each other for over twenty years - your families for over 70 years !
