    Some of the Lancaster town employees are getting ‘clobbered’ as well. If they believe their homes have not increased in value from 10 years ago, or that they believe they could not sell their homes for the newly assessed market value amount, they can challenge their assessments before the Assessment Board of Appeals.

    It’s a great feeling to see one’s dwelling / property increase in value, not so great to see the tax responsibility increase at the same. ‘Clobbered’ is in the eye of the beholder.

    Town of Lancaster Employee 2020 Assessments


    Supervisor Ron Ruffino - $210,000 to $265,000 (26% increase)

    Councilman Dave Mazur - $287,000 to $365,000 (27% increase)

    Councilman Adam Dickman - $135,000 to $189,000 (40% increase)

    Councilman Robert Leary - $265,000 to $350,000 (32% increase)

    Town Clerk Diane Terranova - $181,000 to $260,000 (44% increase)

    Code Enforcement Officer Fischione - $186,000 to $240,000 (29% increase)

    Highway Superintendent Dan Amatura - $163,000 to $223,000 (39% increase)

    Town Attorney Kevin Loftus $200,000 to $260,000 (30% increase)

    Police Chief William Karn - $210,000 to $249,000 (19% increase)

    Justice Anthony Cervi - $324,000 to $400,000 (23% increase)

    Justice Jeremy Colby - $231,000 to $283,000 (23% increase

    AERAGE INCREASE – 33%

    Mine went up 16.5%, which i think is quite low but i'm good with it. If the rates that they posted are true, then i'm due for a 13% tax decrease. It'll make up for the 50% increase that i received in 2006.

    I consider my assessment to be fair.

    Based on the mailing that I received today, I am also happy to read that in all probability my taxes will decrease.

    With that said I am curious about this disclaimer contained therein...



    Just thinking out loud, but perhaps the language supporting a "hypothetical" decrease may not be not worth the paper it is written on?

    It seems to me that an unsuspecting reader may be assuaged into feeling comfortable and satisfied with the assessment and confident of no or a reasonable increase, and therefore the March 31, 2020 appeals deadline may be of no consequence to it, only to be surprised after the deadline.

    I hope that this is not some sort of canned CYO narrative, created in part with the intention to reduce the number appeals that must be actionable within a very short designated time frame.

    My best advise is to be skeptical, vigilant, pursue information, and pre-position yourself to serve your best interests.

    I looked up her assessment. It only went up 38.7%. Some people are crying wolf

    I was looking at the wrong property of hers. She really did have a HUGE increase.

    2019 - $165,000
    2020- $325,000


    97% increase

    Looking further into this, the homeowner herself purchased the property 5 years ago for $313,000.
    One would assume that she felt the property was worth more than the $165,000 and to go up $12,000
    from the purchase price in 5 years isn't really bad.

    So full value reassessment worked for her. The market value was $313,000 because that’s what she paid. Of course she could help lower the assessment back to $165,000 if she sold it for that. Wonder if she will.
