    West Seneca Raisng Property Taxes 12%

    West Seneca Raising Property Taxes 12%, Which Town, City & Village will be raising them most.

    Looks like my prediction is coming soon, Their will be so many people fleeing WNY and they will be more houses for sale then buyers and property values will plunge.

    This is what happens when you give monopolies of services to small groups of people in geographical areas. Instead of money going to where it's needed for like road maintenance and such it goes to continually feed costly labor contracts. There is nothing wrong with being paid fairly but in many cases I think some salaries/benes/pension are a bit much.

    Which political party has controlled West Seneca for the most part all these years?

    12% increase is $360 to $480 a year on taxes that were $3,000 to $4,000 a year, where's WS First ?????

    In the Buffalo news comments section, A WS resident said he's already paying $10,000 a year for a 2300 sq ft home on a tiny lot is already absurd. Now he will be paying 12,000 a year, that's 1,000 a month for taxes and next year they will go up again

    I think I'm coming to the conclusion it's wiser to just move from NYS. Life is too short to deal with what the local political parties have created. Even the small social clubs who do an "ok" job in our area will provide services that cost more than most other areas of the USA.

    12% ? Move on, nothing to see here. What do you think will happen next year or in two years? Imagine if the tax write off goes away with the tax proposal. Fixed cost? Why not outsource and lay off staff? no health insurance cost with that scenario. Next year, taxes might go down a % but in two years the cost will go up, IMO. Keep in mind, the revenue is based on a certain number of tax properties - let’s say WS has 20,000 properties, paying taxes in 2017, next year, 1k properties become zombie houses, can’t make the payment. How do you recover the 1k gap? Could be years before the taxes are paid back assuming you found a buyer or worse, a renter.

    12% is not a deal breaker for a lot of people but if the school taxes go up as well, that would be a kick to the groin IMO.

    What happens when the market can’t return 6.5%? Taxes will go up. Cuomo will ask for a higher % from the towns to fill the gap.

    Here are some comparisons, not 100% accurate though.
    In my opinion the reason for the cost increases

    2. Spending
    3. Insurance, pensions

    How to cut cost?
    1. Eliminate the new position
    2. Hiring freeze
    3. Outsource police and sanitation
    4. Layoff staff

    Look at the property tax cost on this $80k on Center Rd. $4200k/year with 12% tax increase.

    12% is a lot if you are banking your own retirement. You take that money away from what you could be saving and over time it's a lot. There are many people who have to save for their pension if they want more than just social security when they get older.

    The house in Tempe is 1/2 Million dollars and the house OP is $250,000

    What's the total budget for West Seneca Volunteer FD's ? 4+ million why do you need 6 separate volunteer FD's with 17 new fire chiefs luxury SUV's that are take home suvs used 90% of the time for personal use. West Seneca doesn't need 6 separate volunteer FD's and over 30 fire trucks should be one FD with 5 or 6 stations and 1 Fire chief not 17 Fire Chiefs, Better yet the town could contract and hire a private FD contractor www.ruralmetrofire.com I bet they could do it for less then 1/2 of the Fire budget and you a get manned FD providing professional paramedic Level Firefighters

    I know, I was showing the houses that have similar taxes. That area of Tempe is nice, huge house, the Laguna Beach is nice but not a lot of yard but a private beach

    There is a way, to force the town to come to grips with reality. Unfortunately most americans are not prepared, nor are they willing to fight for themselves and their families.

    Its not elections.

    STOP Paying your taxes. If 1/2 the town STOPPED paying their taxes and demanded that the local govt either reduce the tax burden, or face bankruptcy, the town would blink first.

    The way this would play out is that the town would resort to the threat of LETHAL force against homeowners, in an attempt to coerce compliance.

    Think about that..... West Senenca would THREATEN home owners with LETHAL force to pay their taxes...


    Want change? want a lower tax bill? Town not listening? why do you continue to pay your taxes? THEY are the ones that will turn to deadly violence FIRST Why not use that against them?
