You forgot, Buffalo's tallest building, the 38 floor One Seneca (and it is also the last time a highrise was built in Buffalo back in 1970) is all vacant and went bankrupt, But for a mere 1.5 Billlion it can be remodeled & upgraded, but for 500 to 600 million you can to demolished it and build a new 12 to 15 floor with the same amount of sqft, but then again their's no market in Buffalo for 1 million sqft of office space, But Douglas's lastest plans is now he's putting in 7 temporary metal container buildings with glass doors for a small shops. and from Downtown's Icon, lets go to another Icon on the other side of the city, Central Terminal, 45 years later and their still deciding what to do with it, LOL
How about that Orchard Fresh Store with 18 floor mid rise on top project, first it was downsized to 10 floors, but they still can't get no bank loans and no one wants to invest either, Same go's for the Queen City Landing condo project at the old Freezing Queen Site, Can't get no bank loans and no investors either.
