WHERE DOES LANCASTER STAND IN PROPERTY TAX COMPARISONS. PART

On Tuesday, November 11, 2003 a statistical analysis of homes for sale at HomeFinderExtra.com was compiled. The study ranked property taxes on homes for sale in $20,000 increments. The eight comparison categories ran from $100,000 to $120,000, and ended at $240,000 to $280,000. In each category, the five communities with the highest property taxes were compared.

Lancaster was the only community to appear in all eight categories for the top five highest property taxes. Cheektowaga and Orchard Park came in second, placing in five of the eight categories. Amherst and Snyder appeared in four of the eight price categories. East Aurora showed up 3 times. Boston, Eden, and Hamburg showed up twice.

In terms of placement, Lancaster was in fourth place twice - third place three times - second place two times - and first place once.

On November 11, 2003 the greatest number of homes for sale at the same price, were listed at $149,900. In that category, Lancaster had the highest property tax cost at $4,689. The four next highest property tax costs, in order, were: West Seneca, at $4,664 - Amherst, at $4,602 - Williamsville, at $4,297 - and Amherst, at $4,221.

While this study is limited, Lancaster consistently placed among the communities with the highest property tax costs.

In the future, Lancaster's property tax costs will be examined from different angles and the results compared to other communities.
