You claim to be selling the house for 25,000, but you aren't. $500/mo for 5 years, plus $3500 down is $33,500.
DO YOU HAVE YOUR GLASSES ON STRAIGHT???? I stated "you will be purchasing this house for $25,000 all interest included!!!!

The house is unlivable. It's very liveable. Minor work!!
    No electricity or water.
If you , or no one resides there, what dummy would keep the utlities on to invite more squatters???

Let's not kid each other. There are two reasons you are offering seller financing:
    1. No investor would ever pay anywhere near $25,000 - $33,500 for the house.2. No bank would ever write a mortgage for a house in such disrepair. I'm not interested in an investor at this time. I'm the investor!!!!
So, you're stuck. You've got a house you don't want and won't be able to sell at that price, thus the seller financing.
I'm really not stuck with anything. And are you psychic??? Can you read my mind? How you know "I Don't Want It??" I stated that I decided to sell it because of personal issues.

But it doesn't stop there. The sucker (buyer) doesn't even become the legal owner until the note is paid in full. So it's more like a rent to own, not a sale.
DUH!!! Hey!!!! You got one right!!!!! And here's how it goes!!!

Listen up little tiny minded person.
    It’s like this.
Someone who can’t find a conventional mortgage has the opportunity to purchase a house.
1 They pay a small down.
2.They pay rent with intent to purchase.
3.Rent goes towards purchase of the house till they reach $25,000. That also includes the down.
If they don’t pay or is late for 2 months, the deal is off.

Plus if the sign the deal, the have 2 months free to take care of the repairs.
That gives them the choice and time to do the work.

Step Up To Me Personally And You’ll know what I’m about. Better yet…call me. (203) 823-6041 - FACE OFF!!!!

Needs one 4" water pipe in basement.
Needs new back door. Front door needs locks.
Needs an inspection to make sure the main electricity is ok to turn on from street.
(The last inspection proved the curcuit breakers and outside meters were in excellent condition). They are new.
Other things such as switches and ceilings wires just need plastic screw covers on them to prepare for ceiling fixtures.

Both kitchens need work - new sinks minor plumbing.
Both bathrooms need work - new sinks, toilets minor plumbing.
Some windows need repair. (There are windows there - need to be installed).
Ceilings need scraping and painting thru-out.
Walls need scraping and painting thru-out.
    Hardwood floors need sanding.

Bannister in hall leading to second unit needs repair.
Debris and trash from cleaning out needs dumpster.

I see you're trying to be a lion with no teeth!!!!!
It's all cosmetic, dummy!!! If I got the water and the lights turned on, and installed the toilets I bought, I can live there!!!!!

It's liveable!!!! You see...I like perfection. So my description is very precise.
My Brother lives in a $240,00 house, and if you nit pick, you'll find problems.

And I state to all that call that I have the water tank and the sinks. I purchased them already!!!!!

If I got the water and the lights turned on, and installed the toilets I bought, I can live there!
So you admit that it IS unlivable in its current condition. Thank You.

Now if you worked on your elementary math skills a little we might actually be able to have a conversation. Can you please explain this to me:

    ONLY $3,500 DOWN!!!
    $500 PER MONTH - 5 years!!
Every calculator I've used displays $33,500 when I punch in the numbers, yet you insist that the house is being sold for $25,000. And since the buyer's name is never actually put on title until the full amount is paid, the $33,500 is the true purchase price.

The balance after 3,500 is 21,500 stupid!!!!!

    21,500
    3,500 = $25,000

In response to the badgerer (KERN). You are crossing a very thin line concerning defamation. That's a federal crime because you are doing it via of internet. STOP TRYING TO DETER PEOPLE FROM PURCHASING MY PROPERTY!!!!!!

The area is not bad anymore. People are buying up the houses on that street.
My house is a great and solid home. You can't beat that price to purchase.
Most of the work is minor!!!!

You know what's very stupid?? You Buffalonians always complain that no-one comes to your city and you complain about the city values going down. But at the same time, you do your best to discourage anyone from coming to your city to settle and become part of the community.

If you keep doing that, it's no wonder there is no economy structure, because there's no people. No people, no economy. No economy, no resources. No resources, no people. You do it to yourselves. Don't complain.

If you bring good hard working and clean people in a neighborhood, the bad run away. If you strive together in a neighborhood and have block watches, the bad will go away. It's not hard to make family friendly neighborhoods. The neighbors just have to work together. But...you yourself have to be friendly!!!

So, you are selling the house for $25,000 and charging 8% on a 5 year note. Total cost to the buyer: $33,500. At no time during the 5 years did the buyer have any legitimate claim in ownership of the property. You can sell it out from under them at any time. I'm not sure which variation of idiot is needed to enter into a rent to own agreement without the electric or water working. Are you going to tell their home inspector to just take your word for it? Why are you waiting to fix the water line and install the toilets? Do you expect the tenant to do that for you?

That's why it's called a "HANDYMAN'S" whatever, whatever. MOstly all Handyman's advertisements needs repairs!!!!!

Look. I have a showcase to deal with and artists to produce.
I'm really tired of this back and forth petty ass bull ****.
If you don't like it, I can't control that. But what I can control is you defaming me causing me difficulty to freely conduct my personal business. So be very careful not to cross that line. Or I may make money another way.
I have saved all forum, craigslist and email correspondence.

This has become a harassment issue.

By the way, I'm not Dick Kern, but it was amusing watching you throw a tantrum. I'll leave you alone now, but I can't speak for Dick Kern.

The list of repairs needed said "fuses". Why would anyone say "fuses" rather than "circuit breakers" if there were, indeed, CBs in the home, when he or she is trying to sell it?

The "needed repairs" now say circuit breakers. When I originally replied it said "fuses".

    loepere st

I work in the Fillmore district, I dont believe although I am not positive that this property has been lived in for the past few years, Ms Thomas is right there are some interested parties who are looking to buy on Loepere they attend the mosque 1 block over and are doing a nice job rehabbing some homes in the area,Although it may be hard for some to believe, The East side is looking better everyday and people are from all walks of life are moving back into the area, But in my opinion this property is not worth 25k,That is my own opinion and I am entitled to it,

    Ms Thomas,
since the changes in your life have kept you from both spending time and money to rehab this property I suggest you hire someone locally to atleast clean, cut grass and maintain it to a standard that prevents it from being an eyesore.I am quite sure you would not enjoy living next to or across from a property that is not being cared for.
