    Cheektowaga School Board announces tax decrease

    During her first meeting as Cheektowaga Central School Board president Tuesday night, Renee Wilson had good news to share with district property owners – the tax rate is going down.

    The Board of Education unanimously approved the 2014-15 tax rate of $16.883, which is a 4.2 percent decrease from what homeowners paid this year.

    Vice President Brian Gould said that keeping property taxes low is attracting business to Cheektowaga, which then benefits residents even more. He pointed to the upcoming opening in the town of Cabela’s first hunting, fishing and outdoors store in New York State as one example.
    Am I missing something here?

    I thought we have one of the highest property tax rates per $100,000 in the area.

    How is that "keeping property taxes low"?

    If the Cabela's store was located in Clarence or Amherst what would the property taxes be compared to Cheektowaga without any incentives given.

    I thought Cabelas didn't receive any tax incentives, that's why there were no leech politicians at the press announcement a couple years ago?


    Just a little more than a year after announcing plans to build its first New York store in Cheektowaga, Cabela’s has announced its grand opening date. The store will open at 11 a.m. Aug. 7 – about six weeks ahead of schedule.
    Cabela’s quick turnaround cuts a stark contrast to the nine-year saga in which Buffalo engaged Bass Pro Shops, Cabela’s biggest competitor. After dragging its feet for nearly a decade, Bass Pro pulled out of plans to build a megastore on Buffalo’s waterfront three years ago, despite the promise of $66 million in public subsidies.
    Unlike Bass Pro, which sought major government subsidies, Cabela’s did not seek or receive tax breaks or other government incentives.

    I don't believe they received any breaks. I'm just wondered what the taxes would be between Cheektowaga, Clarence and Amherst with no incentives given. There was a statement made that they are "keeping property taxes low".

    Looking at the homefinder last week, there were homes for sale in several suburbs that touted their school district as a selling point. The homes for sale in cheek central district had "close to shopping" and thruway as selling points. This is a weak school district, lower than other town school district taxes are the only thing it has going for it, unless your a parent who wants a quality education for their children.

    Tokarczyk attributed the change to the commercial tax levy coming in higher than anticipated.
    In other words, commercial property owners are going to pay more this year so homeowners can pay less. The 4% decrease rate will be offset by the increased valuation of a property.

    They did not decrease the budget by 4%. Until they do that it is intellectually dishonest to claim there has been a tax decrease.

    Politicians have been doing that for years.

    Like saying the school taxes wont go up because Cuomo is going to refund us the difference - Voodoo Budgeting Dog and Pony Show.

    The Cheektowaga schools tax rate is now only 3˘ more per thousand than Lancaster's 2014-15 budgeted rate.

    For some reason, the Lancaster school's site never adjusted the Cheektowaga resident's rates that are in the Lancaster school district since their valuation went to 100%. The school district has Lancaster residents rate at $16.85 and Cheektowaga residents at $27.18

    As I've said offer in the context of assessment fights it's the levy folks, it's the levy. The rate/1000 doesn't matter. Rates can fall while the the overall tax burden rises. When they start bragging on the rate hang on to your wallet.

    Doesn't matter, as white flight takes hold in Cheektowaga property values are going to decline as anyone who is threatened by "those" people moves to Lancaster or elsewhere. Cheektowaga's test scores have been slipping for some time and since the good ol' boys of WNY want to use school "quality" as the selling point for property down she goes...

    I think besides school quality people take property taxes into consideration also.

    why do they shop at wegmans, vs tops?

    My theory is because Walmart, like Tops is largely 'White'

    Yet Wegmans and cabellas is 'colorful'

    I think SOME Target and Wegman's shoppers walk around with their snoots in the air, while Walmart and Tops shoppers are just regular folks trying to get by.
