    Purchasing land in WNY

    How does someone go about purchasing vacant land in WNY? If they are looking for vacant land to use for nothing other than camping, 4-wheeling, hunting, and nothing else, where do you find these plots for sale?

    Either start looking online or in the paper for for sale by owner or get an agent to do a search for you in the specific area that you want and have it emailed to you, that way you can view it in your own time, and you will have everything that has been listed at your fingertips....

    I know a Realtor who can help to answer your questions and provide information.

    1. Start with search option on http://zannavaida.realtyusa.com
    2. Click: Lots and Land under Property type
    3. Review what's available
    4. Write MLS# and call write to request information

    mark , definitely try & use a realtor , they're specifically trained to get you the land for the "going rate" , sometimes they find stuff out there @ below market value.............in other words , they'll be working FOR YOU , you're not out there not knowing what you're getting or at the right/fair price............

    Do you need a special loan for land? I hear it's not like buying a house because you can't mortgage land.
    First Amendment rights are like muscles, if you don't exercise them they will atrophy.

    You can get a mortgage on land (i.e. it's possible,), it's just that many banks (if not most,) won't do it.

    I'm told that for lots , you can't get a mortgage as there's no real equity for the lending institution........someone in the mortgage industry would know the real asnwer to this because realtors do not deal with the actual funding & can't give out that info as they're not qualified to legally give out things they're not "specializing in"........but I personally believe , if the amount of land was large enough (acres upon acres , with forests & ponds , etc.) you could get a mortgage , or if it was in a significant location , say , adjacent to the Casino or the Arena , etc. But normally , a mortgage for land isn't going to happen............

    Thumbs up Lot loans

    Lot loans are driven by individual situations – Loan program, down payment, loan amount, credit score can all affect the loan and its rate. Loans and Rates noted in print or online should be used only as a benchmark.
    Not all mortgage companies offer a lot loan. Some do with 25% down. Do your home work that best suits your needs. Consult a professional - licensed mortgage consultants.

    I don't want a lot, I want acerage.
    Will I still need 25% down?
    What about about taking out a home equity loan to purchase the land, would this be better?
