    Another incredible eBay $110,000 flip?

    Those of us watching Bflo flipping see lots of incredible ads on eBay.

    But this may win a prize!

    There is no address given for a house asking $10,000 down, plus $600 monthly payments for 14 years. That is a grand total of $110,800 for a house "2 miles from the Route 33 freeway" . . which could be anywhere on Bflo's eastside.

    The "HUGE" building is 1652 sq ft (merely 826 sq ft per apartment?).

    There is a photo of the house. Can anybody guess its street address?

    Incredibly there have been 11 bids to buy the no-address, $110,000 house.

    Currently the high bid toward the $10,000 down payment is $2025.

    Truth is stranger than fiction!

    AREA: This Duplex is located in a working class area of Buffalo near Downtown Buffalo and businesses. This property is only within two miles of the 33 Freeway. Recently the City announced a Waterfront Project and Next to it there will be a Major Hotel and Casino (proposed and approved). The Duplex is within walking distance to inner city shopping, Churches, bus lines and schools. It's also only five to ten minutes to Buffalo city hall in Downtown Buffalo- Convenience, Convenience! In addition this property is located only 25 to 30 minutes from Beautiful Niagara Falls which already has a major Casino and Hotel up and running. The Buffalo/Niagara surrounding vicinity is trying to and has been attracting businesses. Such businesses as Geico Insurance and Blue Cross/ Blue Shield which will open major offices in Buffalo that will employ some 1100 people.

    "Banned" from eBay??

    Run:

    Could you (or anybody else?) please ask owner for the address?

    Asking him/her his/her purchase price, how long ago, & whether he/she has ever seen the house would be interesting as well, but perhaps not "politically-correct to ask?

    I was "banned" from eBay long ago for asking too many questions of flippers, who resent informed inquiries (& retaliate) . . . . now I can't figure how to end the 'ban'.

    BTW: "within 2 miles of 33 freeway" includes much of the westside & entire city.

    But the house looks "Bway-Fillmore-ish to me. The William St guess sounds close.

    I forgot to add that the seller of the No-Address Bflo house above is also selling 2 vacant lots in California for bewildering prices as well.

    Prices could be "$150 a month for 240 months" (TOTAL: $36,000)

    OR

    "$250 a month for 120 months" (TOTAL: $30,000)

    This time he gives addresses but no photos, just some pix of beautiful sunsets, lakes & mountains. I imagine the lots might be within 2 miles of someplace shown?

    I was surprized to see the photo with the gas heater blocking the doorway of that one room. Wouldn't think that is up to some basic building code.

    It looks like alot of duplexes in the city, worn out, and old, and not very well kept up.

    Is "black 1 rover" the seller of that house? I clicked on the link to eBay but I would not dare go further. For the same reason I use an anonymous name, I would not wish to tangle with the legally endowed eBay.

    Some lines in the eBay listing are: "Locate the City of Buffalo, NY" not IN the City of Buffalo, NY, the map is MapQuest which serves anyone online and doesn't specifically mean the house is actually IN the city of Buffalo, all descriptions concerning anything substancial are nonspecific.

    Even the eBay list of legalities for buyers has an error so glaring as to render eBay's required statement not applicable due to misstatement!!!!!!!!!!!

    That house looks like a 2-family, not a duplex!!! When did calling a city house for two families with apartments one on top of the other became known as a duplex? Thats an out-of-city term!

    Taxes of nearly $1,000 per year could easily be city or older 1st-ring suburbs. "Improvements" could up those tax figures for any purchaser.

    Even though eBay's site lists it as: "Setting: urban/city", the much less than nonspecific description of its location can be anywhere both within Buffalo AND its immediate suburbs! (Note that some zip codes include both city and suburbs--not that I could find a zip for that house anywhere.)

    MANY houses OUTSIDE the city are older, look like that one and have the same "overall Good Condition..." and "curb appeal"--taking a curbside appeal approach also used to appeal to inspectors who didn't get out of their cars. DUH. I wonder if inspectors anywhere still do that???

    Could an actual owner, who has "moved out recently" while trying to unload the house where I bet "mom" used to live in an illegal mother-in-law apartment upstairs be using a housing trafficker after very minimal "improvements" were made?

    Owners who have tried to sell but can't and don't want to become landlords themselves let others do the strangest things to them...

    Someone already mentioned that dangerously-placed space heater...

    Those tiles shine like plastic on the bathroom walls and probably cover up water stains and moldy walls around an unenclosed tub. That is probably very old wainscotting in that bathroom. That the bathroom floor looks new means nothing--what under that newish flooring? And what about the kitchen floor--besides why isn't such an important room as a kitchen featured in the pics? The faucets are the minimum in cost and look old. Is that GODAWFUL BLUE paint the new paint? Probably not. All things white would be the new paint.

    That eBay thing describes only the DOWNSTAIRS apartment. Imagine what the unseeable upstairs must look like!!!!!!

    But wait! Although its stained, that's a clawfoot and probably cast iron bathtub!!!!!! There might be another one upstairs!

    Aha! This is where the highest bidder (a little over $2,000) could make a profit--if the seller is willing to go less than the asking price--way less, that is.

    Those clawfoot cast iron tubs sell for $2,000 when refurbished!!! (Of course, any new owner would have to quickly remove those tubs than abandon further payments that would have to be WAY under $10,000 down to realize a profit)...

    It could also be that the person who is the seller, (if a different person from the owner), knows those tubs value.

    What if the seller tells the owner the house could not be sold, the owner sells to the seller for under $5,000, the public never knows without keeping going to the County office to find out until the house IS sold, and then the seller takes out those tubs and does a clever abandonment???
