    64 houses in Tempe between 150-250k, 50% have price reductions
    360 houses in Glendale between 150-250k, 41% have price reductions
    1223 houses in Phoenix between 150-250k, 43% have price reductions

    Rep. Karen Fann, R-Prescott, said the pension costs for her city have now risen to 75 percent of what they pay in salaries. And the cost is going up.

    New York has one of the better-funded government pension systems. This is largely due to a 1993 Court of Appeals ruling that stopped the state from toying with accounting standards. The ruling also required the state and local governments to make their annual required pension payments. Even so, the stock market’s uneven performance since 2008 has pushed government pension costs skyward.

    City of Glendale is considering paying AEG $5.6 million a year; one payment of $2.8 million, then two more payments of $1.4 million each.

    Oh yeah and the main tenant is looking to move to Scottsdale

    And the Diamondbacks are looking for a new stadium and Maricopa County.can't find buyers for the current stadium

    First of the all, The public sector workers here aren't the top paid in the country like WNY
    And AZ is looking already down the road to see what problems may come up so they can correct them before they become a problem and they already have done pension reform's , such as you can't collect a bonus on unused vacation/sick in career when retiring. pubic sectors workers are paying are larger share of there medical insurance etc..

    Re Stadiums, Stadium's Today life span are 20 to 30 years before they become obsolete

    Phoenix Suns/Mercury are demanding a new Arena
    Phoenix Coyotes wants a new Arena
    Arizona Diamond Back want a new Stadium too (Chase field Opened 1998)
    Arizona Cardinals within 5 to 10 years starting looking at building a new Stadium too

    Re Chase Field, The Diamond Backs want to break the lease with Phoenix so they can move to a new Palace
    Stadium in Scottsdale that the Salt River Indian Tribe will build for them, DB's are claiming the stadium is outdated
    and they want total control, so there are trying find a private co to take over the stadium to pay for 100's millions of dollars of upgrades
    they want that Phoenix & Maricopa County refuses to pay for.

    If by "very modern" you mean I could play football in the street downtown on a Friday night and not have to worry about getting hit by a car, then yes, you're right. I was there for a wedding, and we took pictures in the middle of the street downtown on a Saturday, and didn't have to move for cars the whole session.

    Look how far behind WNY & Buffalo FD's are on EMS, Mesa FD and just about the whole entire country FD's have been providing ALS/Paramedic Level for now going over 30 Years and WNY & Buffalo FD's are still providing 1960's & 1970's level basic first aid, and now many WNY volunteer FD's can't even provide basic First aid anymore because they don't have enough people certified. Yet WNY residents are paying 8 & 1/2 times higher property taxes then most of the rest of the country

    1. The taxpayers are getting screwed in Glendale, but nothing like WNY, their property taxes are still very low and they are receiving national level standard services. Glendale is still growing and is adding more revenue & increasing the tax base every year. Glendale had bad leadership/council members and Mayor's just like all or most of WNY has had for 45 years. During the recession years, other AZ cities tighten their belts and Glendale kept spending like WNY governments do. Also Glendale has been spending millions on legal & court cases with the NHL, NFL, a new Indian Casino/Resort & Camelback back ranch for years http://web.camelbackranchbaseball.com/index.jsp They really shouldn't have built this either. But the voters voted the council members & mayor out of office. Glendale has been looking for a scape goat for the years of bad management and are blaming & also screwing the Coyotes, The Coyotes have offers from Scottsdale, Tempe, Salt River Indians willing to build them a new arena.

    2. Like I said before, the Salt River Indians are offering to build a new multi Billion Baseball stadium in Scottsdale for the DB's, but The DB's are stuck in a lease with the City & County, Right now Chase Field is controlled by the City & County, and the City & County are not going to spend 500 million to upgrade a stadium that is nearly 20 years old (1998) so they are trying to sell it, Everyone knows the DB's want out of their lease and want to move to the new stadium

    3. First explain to me why my house in Lancaster that I sold in 2008 . has been sold 3 times already & keeps going down in price when each owner keeps investing thousands in it, such as new roof, new furnace/AC ,new hardwood floor & tiles, new stamped concrete patio ?

    4. Is it a Troll to tell really or the truth ? or when their is no one like you anywhere ? aka the way WNY's Town's & City's operate, the layers of corruption, public sectors salaries, benefits, pensions the highest taxes in the country and yet provide lack of public safety with below national level standard care and response times. I feel so sorry for the Poor, elderly & sickly who can't help themselves and deserve better, Wait don't all WNY's deserve better then what there getting ? Instead of hearing all the non stop BS & constant political propaganda garbage that WNY is doing is doing good and their 's a rebirth going on ? and everyone has Buffalo Love, Really ? When things are deteriorating & getting worst daily, With population loss's speeding up every year and the tax base's shrinking and rising government expense's is the one that is going to open Pandora's box very soon OPEN YOUR EYES AND LOOK

    This is how town & city government is suppose to work

    Gilbert wanted to build a new town park for the residents in the rapidly growing SE part of the town. The Town Council told their boss's, aka The residents & taxpayers, it's your Town Park and you design it, There were several workshops day & night at different location so every town resident had a say and had there hand on designing it

    Most people wanted a fitness center so they don't have pay for gym membership like Gilbert has in's other 2 Town parks in NE & NW parts of the town and a indoor water park, Another challenge was a future main road that needs to be built would go right threw the park and we came out with a elevated highway with a signature arch bridge.

    Frisco TX , a Dallas Suburb, this is how a city or town is suppose to be run, It's run just look AZ cities and most of the rest of the country cities. Notice everyone else has paid professional paramedic firefighter's. Sad to see what nearly a half of century (50 years of decline) of corrupt bad government did to WNY. Notice they say low taxes is the reason for Frisco's growth just like AZ cities and they are even adding & hiring new police officer's & firefighter's and even lowering property taxes in the 2017 budget just like most AZ cities
