    If you want to talk about a Stadium/Convention Center combo...just for fun...look at San Diego that is projected at $1.8 Billion. The breakdown for that is $1 Billion for the stadium, $200 Million of that is the cost to purchase land and $600 Million for the convention center component. Buffalo would not have the same land costs and would not need the same quality convention center. So for fun knock those down to $50 million and $400 million.

    So you're looking at $1.45 Billion.

    Next, while most teams using the G-4 take up to $200 million the language of the deal allows for up to $400. San Diego would be getting $300 million from the NFL but $100 M would be a grant. Here is the full language:


    If there has been a Private Contribution of $200 million towards the costs referenced in subsections (a) and (b) above, then the League-Level Lender will advance a loan to the Developing Club of up to $50 million to cover the project costs between $350 million and $400 million for a new stadium

    So let's just say $300 Million comes from the NFL.


    So now you're looking at a 'Convadium' project in Buffalo that needs $1.15 Billion from Pegula and Taxpayers....

    Now if you take the Cobblestone site and follow the parking lots all the way to Washington St, all you have is the 'HSBC Atrium' building. Say Pegula picks that building up in the process. This would give you an 'L' shaped parcel that went all the way from Washington to Michigan and then down to South Park. Put the Convention center, which backs right up to the brand new Pegua hotel, in the top left and the stadium in the bottom right...just where the stadium group projected.

    Now the financing becomes a whole different picture as Pegula would have a massive square of downtown for his empire. It would also open up additional public funding from the State as they could justify the cost of a new and appropriate size convention center for the up and coming city of Buffalo right by the massive investment on the water.

    Here is an interesting thing I just noticed.

    In the 4 sites, the only one that has Parking listed directly adjacent to the stadium is the cobblestone location.





    My personal take is it could be used for more than just parking. It could be for a convention center and the 1/4 of Pegulaville.

    You could have 4 hotels surrounding the convention center, one with a casino attached. This would make this a very attractive small convention center city.

    Two lifestyle districts with places to eat/drink/shop. 1 north of the stadium and one to the west in the historic 'cobblestone'.

    HSBC Atrium is converted to a Bills/Sabres Hall of Fame with a public park in front to host the celebrations after they win the Stanley Cup and SuperBowl.

    The only two buildings needed for this are the Buffalo News site...and they are not flush with cash and HSBC Atrium...which I think can be gotten for a deal.

    Just an observation....

    I have found that people who think there is no money in WNY, both those who stayed and left, mostly come from a poor and uneducated background. They simply never were exposed to wealth in the area and are not bright enough to know that there is another side to the railroad tracks.

    As for conventions, like the stadium, you don't know what you're talking about. I'll add that a new convention center would be a different value proposition to the current. Both in who they go for and what they can offer. It also offers close access to a casino, which is uncommon for even 1st tier cities. I'll wait for you to go google just how many convention centers have access to a casino....

    There is still a lot of money in Buffalo. If the owners/NFL want to spend their own money on this bless them.

    I just wonder what happens to the old stadium. Don't give me crap that high schools or who ever will use it when they are currently using other venues. You shift things over to the old stadium you now have other unused places.

    1 - Fortune 500 companies are not the only companies that can purchase boxes.
    2 - Buffalo is not the same as WNY. WNY is not the same as TorontoRochester.

    Well High Schools can use it.


    But if WNY wants to get creative I would suggest doing some sort of music festival out there. You already know you can hold large concerts. All of the luxuries of the stadium could be kept. Convert the parking lot to a massive carnival.

    Another use could be moving the Erie County fair to the stadium. You then turn around and get a developer to build a golf course/racetrack/casino resort on the current fair grounds.

    Did you look who's on the list ? Population's range from 1,000 to 10,000 Detroit, Gary IN ,Buffalo peer cities are not on the list either. Will see who doesn't know in 2019 ?

    Wrong !! show me where there's another area in country where they have a population over 25,000
    with volunteer unmanned fire departments and don't provide Paramedic level ? name one ?

    Show me another City that looks as bad as Buffalo and looks like a 3rd world Country with exception of
    Buffalo's peer cities of Gary IN Detroit,
