2009: WNY real estate

It's almost the end of the year 2008. The housing market is loaded with unsold properties. They must be carry over and prices are falling.
What's your prediction for the WNY real estate in 2009?

I dont think prices will fall here - we have remained a stable market - I worry about buyers though - those that have good credit or remarkable credit will have no problem, but the average joe might, which isnt good for them or us.

I really dont see a fall in our market because we never saw the bubble.

People are confused and frustrated with the way local economy is doing. We just have enough buyers-investors in real estate. Low demend-high supply. Good properties, however, when they're priced right, don't last too long. Overpriced ones stay on the market and loose time. Sellers must understand it.

The local real estate movement will be more active than in 2008.
