City will get $2 million to renovate 74 homes

    From the BuffNews:
    http://www.buffalonews.com/cityregio...ry/368343.html

City to receive $2,000,000 in grant from the state to renovate 74 homes.

    The four grants approved were:
    • $1.15 million to the Buffalo Urban Renewal Agency to finance renovations on 48 units located on several East Side blocks.
    • $400,000, also to BURA, to finance the acquisition and rehabilitation of five two-family homes on the East Side. The grant will provide purchase price, down payment, closing cost and rehabilitation assistance to the home buyers for the empty, city-owner properties.
    • $200,000 to West Side Neighborhood Housing Services to finance home improvements for 10 homes on two blocks in the Grant-Ferry and Riverside neighborhoods.
    • $240,000 for the acquisition and rehabilitation of six vacant homes located on one block of 19th Street on the West Side.

Each of the projects also will receive additional funding from other government sources.
The applicants don't have to be impoverished to apply. Income limit is $48,700 for a family of four.

For the 48 houses on the East Side, 24k seems to be a fair number to do the job provided the house is in fair condition. The question is will these homes be worth the 24K + plus the cost of the home after the work is done.

That's the big question, Lefty. Will these houses be worth it, especially the 2 families? In Jamestown, there is virtually no market for two-families except investors even for two families in nice neighborhoods, and the prices for two families is the 20s. If you have a pristine 2 family in a very nice neighborhood you might get $40-50K for it, but you've got to wait for the right buyer -- somebody who wants to live cheap or somebody who wants to convert it to a one family. Doubles in poor neighborhoods aren't worth are selling in the teens. The second grant -- $400,000 for 5 doubles on the East Side -- is $80,000 a house. No way is that sensible.

Dumb politics and retarded planning. Can't say it any more plainly. This administration, which makes Lloyd Christmas (Jim Carrey, Dumb and Dumber) look like Einstein, must go before it "cements" the city's downward spiral.
