    Owning in Buffalo

    So... 2.5 months later and I'm closing on my house in North Buffalo. I'll be a absentee slumlord until I move back into the great state of NY in July. Anything I need to know about living in the city/near Hertel?

    FYI, I spent a year on Highgate when I was in college, and some of my best friends live in the city so I'm not a complete n00b.

    all differences aside, congrats on the house!

    Find renters who are willing to do their own repairs and you can take it off the rent. Have them give you receipts for cost and take money off for that and cost of labor, have it known that you want to be notified before anything is done though.

    Well... my friend with whom I lived before I moved to AL is going to be living there until and after I move back.

    I was going to put an ad on craigslist for another room, but with all the nutsos out there (evident on this MB ) I'm going to hold out on that one.

    Yea I would find a renter that you have a mutual acquitance with if you are going to do something like that. Putting out ads anywhere you just don't know who will respond and even if they seem normal at first doesn't mean there isn't crazy hiden somewhere.

    Absentee slumlord, I own and live in Buffalo and if you are a absentee slumlord get your ass out of Buffalo, enough is enough............................................ .
    Iive in Buffalo or sell the property. I have a slumlord the owns 29 properties in Buffalo and rents to DDAAAAAAAAAAAAaasssssssssssssssss Rent to people that you would like to live next to.

    Ryan,

    I use craigslist almost exclusively and have never had a problem. The screening process is more important than the method of advertising. Rentals in your neighborhood are in high demand and you'll have plenty of tenants to chose from. A typical ad on craigslist gets me about 20 responses within 24 hours. I hold an open house at a pre-determined time and tell the prospect to bring references and be prepared to consent to a background check if they are serious. That will scare off most of the tire kickers and scumbags. About 50% will show up at the open house and half of those will be qualified. There's a lot more latitude in an owner-occupants legal rights to deny a tenant, which significantly reduces the risk of discrimination issues. A craigslist ad with photos of the interior of the apartment will attract much more demand than those without.

    2-bedrooms seem to have the highest demand from young professional couples in your area. 3-bedrooms attract a lot of single mothers with questionable income and "group-living" situations.

    Are you familiar with the market rents for your neighborhood? A lot of new landlords don't charge enough.

    Not much, Jerry, aside from the usual standards, the neighborhood is great.

    Hertel is a wonderful street evolving into something like the Elmwood area. There are shops and grocery stores, lots of flowers and people updating their property. Over here in the University Heights section, there is a lot of diversity. Some streets here even have their own garden walk. It's still the city and needs to be lived in as a city. That is; secure, more effort to keep it clean.

    Most homes need some type of repair, every year, because of their average age.

    I agree with another poster. Rent to someone who has pride in their home and will keep it neat and clean, even if you come down on the rent a bit. But have this in writing, too.

    The absentee slumlord thing was (obviously) a joke. My roommate is going to be living there until I get back.
