Lancaster’s tax obligation compared to other towns/villages

According to a 2008/2009 Real Property Tax Comparison Chart, the following are the taxes paid on property assessed at $150,000. While considering equalization rate, Basic Star rebate, city/town/village taxes, county and school district taxes, it does not take into consideration special district taxes, refuse and sewer district taxes.

It gives some idea where Lancaster fits in with the surrounding community. Only school district taxes are considered where the school district lies within the town/villages. Residing in different school districts within the same municipality has a significant bearing on tax obligation.

Comment

Again, the above graph depicts town/village tax obligation considering school districts that lie within. There can be a significant difference in school tax obligations based on school district. For example:

Cheektowaga – Sloan SD, 5,367.11 – Maryvale SD, 5,129.97
Lancaster (Town) – Depew SD, 3,919
Village of Lancaster – Depew SD, 5,109.55
Village of Depew – Lancaster SD, 5,641.04

Kevin Gaughan now declares that he will be working next year for the dissolution of villages, after his town board downsizing effort. Seeing first hand how village residents are paying excessive tax loads to support their governments, this is where Gaughan should have placed his effort to reduce government and bring significant cost savings. It is the contention of many that he placed the cart before the horse.

Then again, it is up to the residents of those villages to determine their fate – by referendum and vote. And, that’s the way it should be.
